Choose the valuation you need
General market valuations
You do not need a legal or tax matter to request a valuation. An independent opinion of value can help when considering a purchase or sale, reviewing a property you own, or making a family or ownership decision. Tell us why you need the figure and who will use it so we can agree the valuation date, scope and report.
Discuss your valuation →Market rent valuations
An independent opinion of the rent a residential property could achieve in the open market at an agreed date. This can help with letting decisions, reviewing rental expectations or ownership planning. We agree the property’s condition, letting assumptions and any existing tenancy information relevant to the valuation before reporting.
Discuss a rental valuation →Probate valuations
Independent residential valuation advice to assist executors, beneficiaries and professional advisers dealing with probate and estate administration. A date of death valuation considers the property and market at the relevant historical date.
Learn more →Matrimonial valuations
Residential valuation advice for matrimonial and separation matters where a clear, independent opinion of value is needed for divorce, separation or a proposed buyout. Tell us whether you need private advice, a joint instruction or evidence for proceedings so we can agree the appropriate report.
Learn more →Retrospective valuations
A capital gains tax (CGT) instruction may require an opinion of value at an earlier date. Give us the date and purpose confirmed by your accountant or tax adviser, together with evidence of the property’s condition and alterations at that time. We provide valuation evidence; your adviser deals with the tax calculation.
Learn more →Help to Buy valuations
If you are repaying a Help to Buy equity loan, selling or remortgaging, send us the scheme administrator’s valuation requirements before instructing. We check the property, reporting requirements and timetable before confirming whether we can accept the instruction. Tell us about cladding or other specialist issues.
Learn more →Shared ownership and staircasing
Buying more shares in your home is often called staircasing. A valuation may also be needed when selling a shared ownership property. Send your housing provider’s requirements and lease details so we can confirm the valuation basis, intended recipients and treatment of improvements before agreeing the work.
Learn more →Right to Buy valuation advice
Right to Buy allows eligible tenants in England to purchase their home at a discount. Your landlord arranges the initial valuation. We can provide independent advice on the figure and the evidence behind it, including the property’s condition and comparable sales. Send us your offer and explain what you would like us to review before commissioning advice.
If you dispute the landlord’s valuation, the scheme provides a District Valuer process. Our private valuation advice does not replace that statutory determination or a lender’s mortgage valuation. Some housing association tenants may instead qualify for the separate Right to Acquire scheme; confirm the scheme with your landlord before instructing us.
