Frequently asked questions

Your survey questions, answered

Practical information to help you prepare for an instruction with Riley James Surveyors.

How much does a home survey cost?

The fee depends on the survey level, property size, age, construction, condition and location. Send the property address and any sales particulars so we can recommend an appropriate scope and provide a quotation.

Which survey should I choose?

The appropriate survey depends on the property’s age, construction, condition and alterations, together with the advice you need. Tell us about the property so we can discuss the available options before you instruct us.

What information do you need for a quotation?

Provide the property address, the service required and your contact details. Our enquiry form asks for additional information relevant to the selected service, such as the purpose and date of a valuation.

Is a valuation the same as a building survey?

No. A valuation provides an opinion of value for an agreed purpose and date. A home survey considers the property’s condition within the agreed inspection scope. We will confirm what is included in your instruction.

Can you help with a probate valuation?

We provide residential valuation advice for probate and estate administration enquiries. Please give us the deceased’s name, the relevant date of death, the property address and the details of the person or professional adviser instructing us.

How is the inspection arranged?

Once the instruction and requirements are agreed, our team arranges access with the relevant contact and confirms the appointment. Your client portal shows the recorded progress and any actions awaiting your attention.

When will I receive my report?

We agree the expected programme for your instruction and update you if arrangements change. Once the final report has been issued, you can download it securely through your client portal. A target date is not confirmation that a report has already been issued.

How do I contact you about an existing instruction?

Use Messages in your client portal to keep the conversation with your instruction. If you cannot sign in, use the forgotten password option or contact our office for assistance.
