Valuations for executors and solicitors
Tell us whether you are an executor, a solicitor acting for the estate or another representative. We confirm who is instructing us, who may rely on the report and what the valuation is needed for. The estate name identifies the subject of the instruction; it does not replace the contracting client’s details.
The valuation date
A probate valuation normally addresses the value at the date of death, which can be different from the date we inspect. Evidence of the property’s condition at that earlier date matters. Photographs, alteration records and information from someone familiar with the home can help us understand changes since then.
What your report includes
The agreed report explains the property, valuation purpose and date, relevant assumptions and the evidence supporting our opinion. A marketing appraisal is prepared for a different purpose and is not automatically equivalent to an independent valuation instructed for the estate. We do not guarantee a particular tax authority response.
Arranging a probate valuation
Send the address, property type, date of death if known and any deadline. We then confirm access, the extent of the inspection, available evidence, fee and reporting programme. Let us know about multiple properties, restricted access or a solicitor’s reporting requirements at the quotation stage.
Areas we cover
We consider residential instructions across Stockport, South Manchester, selected Cheshire locations and the High Peak. Acceptance depends on the address, property and knowledge needed for the valuation. Please ask about a location rather than assuming that every property can be covered.
