Immigration property inspection reports

If you or your adviser have been asked for independent evidence about proposed accommodation, tell us what is required. We confirm whether an inspection and property report can meet the requested scope before accepting an instruction.

What the report is for

This is accommodation evidence, rather than a market valuation or a homebuyer survey. It may address the rooms, facilities, condition and proposed use of a dwelling within an agreed instruction. It is not immigration application advice or an assurance that an application will succeed.

Before you book

Tell us whether an adviser or decision-maker has requested a report, the property address and your deadline. The required evidence varies with the circumstances. A paid independent inspection report is not automatically needed for every spouse or family visa application, so check what has actually been requested.

What the inspection covers

For an accepted instruction we agree the physical inspection and reporting scope, including relevant rooms and sleeping arrangements, current and proposed occupation, facilities and visible condition. We identify the household and occupation information needed separately. A visual property inspection is not testing or certification of gas, electrical or other installations.

Household and occupancy information

The report must relate to the actual property and proposed household. We agree what room and occupancy evidence is required against the instruction and current guidance, rather than promising a universal certificate or a favourable finding. Incomplete information, restricted access or an unsuitable property may limit the conclusions.

Areas we cover

Individual accommodation inspections are considered within our local Stockport, South Manchester, Cheshire and High Peak coverage. Advisers arranging several properties can ask about a coordinated instruction; wider travel is considered against the number of visits, scope and programme. We do not advertise a nationwide single-property service.

Fees and reporting

We confirm the fee, access arrangements, report recipients and programme before booking. The inspection records findings, including concerns where present. Detailed household information is collected through the agreed office workflow; do not upload passports, immigration-status documents or private household records to the general quotation form.

Common questions

Is the report UKVI approved?

We do not claim a universal approval or acceptance guarantee. The applicant and their appropriate adviser establish what evidence is required, and the relevant decision-maker assesses it.

What should I send to obtain a quote?

Start with the property address, contact details, deadline and whether you have a written report request or adviser. We will identify the additional information needed if the work is accepted.

What if the accommodation appears unsuitable?

The report records the findings within the agreed scope. We cannot promise a favourable conclusion or change an independent opinion to obtain an application outcome.
