Reinstatement cost assessments

Understand the cost of rebuilding your property, with an assessment prepared for insurance purposes.

Riley James Surveyors Ltd provides independent advice for homeowners, freeholders, managing agents and property owners across Stockport, South Manchester, Cheshire and the High Peak.

Information for freeholders and managing agents

Identify the buildings and common parts included, the number of blocks or units, any commercial use and the insurance renewal date. Existing plans, previous assessments and details of unusual construction can help us agree the inspection, measurement and reporting scope.

Blocks and portfolio instructions

We confirm how the buildings are described, the basis of the assessment and the assumptions and allowances reported. Larger or grouped instructions may justify wider travel; please provide the locations and programme so we can confirm whether regional or nationwide coverage is practical. An insurance rebuilding assessment is separate from a market valuation.

What does a reinstatement cost assessment cover?

The agreed scope considers the cost of reconstruction following major damage or total loss, including the relevant associated costs.

Reconstruction

The building’s size, construction, specification and location inform the rebuilding assessment. Unusual materials, heritage features and restricted access can affect the cost.

Demolition and clearance

Appropriate allowances for taking down damaged structures, removing debris and preparing the site for rebuilding are considered.

Fees and other allowances

Relevant professional and statutory fees, external works and other agreed items are considered. The report explains its basis, assessment date, inclusions, exclusions and assumptions.

For individual properties and whole buildings

We consider instructions for houses, blocks of flats and property portfolios. Commercial, mixed-use, listed and unusual buildings are reviewed individually so the scope reflects their particular requirements.

For a block or estate, tell us which buildings, common parts, outbuildings and external areas fall within the insurance arrangement. A figure for one flat should not be assumed to cover the whole block.

Our approach

  1. Agree the instruction. We review the property information, intended use and reporting requirements before confirming the fee.
  2. Assess the property. We agree inspection, access and measurement requirements and review available plans and records.
  3. Report clearly. You receive a written assessment explaining the figure and its basis for discussion with your insurer or broker.

Questions before you instruct us

Is the rebuilding cost the same as market value?

No. Market value concerns what the property may sell for. Reinstatement cost concerns rebuilding it, with relevant allowances; the land’s purchase value is not a reconstruction cost. The figures can differ substantially.

When should I review an existing figure?

Consider a review at insurance renewal, after extensions or significant alterations, or where the existing assessment is outdated. Confirm the review and index-linking requirements of your policy with your insurer or broker.

Does the assessment arrange or guarantee insurance cover?

No. We provide the property assessment. Your insurer or broker confirms policy terms, the sum insured, inflation provisions and any separate cover such as contents, loss of rent or alternative accommodation.

What do you need to provide a quotation?

Send the address, building type and use, number of buildings or units, any plans or previous assessment, listed status if known and your renewal deadline. We will confirm what else is needed.
