When a Level 1 survey is suitable
This is the least detailed Home Survey level. It is intended for straightforward properties where a condition overview is sufficient. We consider the construction, apparent condition, alterations and your concerns before agreeing whether this level will meet your needs.
An older, extensively altered or unusual building, a home with visible defects, or a property needing substantial work will usually require a more detailed service. A recently built home can also need closer investigation if there are concerns about its construction or condition.
What the report covers
The report describes the basic construction and condition of the main building elements and uses condition ratings to highlight their relative importance. It identifies significant defects, evident risks and matters that may need investigation or advice from your legal adviser.
A Level 1 report does not explain how defects should be repaired or provide advice on continuing maintenance. It does not include a market valuation, rebuilding cost assessment or repair cost estimates.
A visual inspection with clear limits
The inspection covers accessible parts of the property that can be seen safely. Concealed construction, fitted coverings, furniture and stored belongings can limit what is visible. Services are not tested and hidden defects cannot be ruled out.
This is not a detailed defect investigation or a new-build snagging inspection. If the inspection identifies a concern outside the agreed scope, the report will explain where further attention is needed.
Choosing between the survey levels
A Home Survey Level 2 provides more advice on defects and repairs for conventional homes. A Home Survey Level 3 offers more detailed analysis for older, altered or complex properties.
