A valuation for equity loan repayment
Selling your home or repaying some or all of the equity loan can require independent evidence of its current market value. The scheme administrator uses that evidence within its repayment process. An estate agent’s marketing estimate or a lender’s mortgage valuation is prepared for a different purpose and should not be assumed to meet the same requirements.
Before arranging the inspection
Send the property address, the Help to Buy scheme that applies, the reason for the valuation and your anticipated completion date. Include the administrator’s current written instructions. Tell us about cladding, planning issues or other unusual circumstances so we can establish whether specialist input or a different appointment is needed.
Inspection and reporting
For an accepted instruction, we inspect the property and assess its current market value using relevant comparable sales and market evidence. The report identifies the valuation date, agreed purpose, assumptions and reasoning, with the format and intended recipient checked against the administrator’s requirements.
Allowing time for completion
Valuations have a limited period of validity. Arrange the work around your expected transaction timetable and check the administrator’s current submission and expiry rules. If completion is delayed, contact us promptly: an extension or updated valuation is a separate piece of work and cannot be assumed to be available automatically.
Arranging a quote
We consider properties within our residential valuation coverage around Stockport, South Manchester, Cheshire and the High Peak, subject to the particular address and instruction. Send the property details and requirements so we can confirm suitability, access, the fee and reporting programme.
